Booking Conditions

Reservations at Exclusive Village are subject to availability and confirmation upon payment. To secure the booking, the guest must proceed with payment under the terms specified for each accommodation.

Rates, deposits, cleaning fees, or other applicable charges are listed on the specific page of each property. A security deposit is required for all accommodations to cover potential damages. This deposit will be pre-authorized on the credit card at check-in (in person) or up to 48 hours before the start of the stay (digital check-in). This amount is only held and will not be charged unless damages occur.

If no damages are found, the deposit will be automatically released within 7 days after check-out, using the same payment method. If damages are detected, the deposit may be used to cover the full cost.

Failure to authorize the security deposit hold may result in cancellation of the reservation. The guest will be notified by email or SMS and will have 12 hours to update their payment details. All prices include VAT at the applicable legal rate.

Payment Methods

Payment may be made by credit card (Visa, MasterCard, American Express). Specific accommodations may have additional conditions that must be respected.

Pre-Check-in and Guest Registration Form

After reservation confirmation, the guest will receive an email and/or SMS with all essential information about the accommodation and any additional services (transfer, cleaning, etc.).

Guests will be required to complete a Guest Registration Form, where they must indicate the number of guests, arrival time, personal information, and other mandatory details required by the competent authorities.

The number of people indicated in the reservation may not be exceeded. Otherwise, Exclusive Village reserves the right to cancel the reservation or request the immediate departure of guests without refund.

Failure to correctly complete the Guest Registration Form may compromise the stay and, in serious cases, result in cancellation of the booking.

Cancellation Policy

After confirmation of the reservation, the following conditions apply:

• Cancellation up to 30 days before check-in: 50% of the total amount will be charged.

• Cancellation less than 30 days before check-in: 100% of the total amount will be charged.

In exceptional cases of overbooking, Exclusive Village commits to relocating guests to accommodation of the same or higher category, at no additional cost, maintaining the same level of quality. This substitution does not entitle guests to compensation.

Stay Conditions

The reservation holder must be at least 18 years old and must stay at the accommodation throughout the entire stay. Minors may only be accommodated if accompanied by a responsible adult.

A valid address, phone number, and email must be provided.

Pets are not allowed, unless expressly stated for accommodations that permit them. The presence of pets may result in the cancellation of the stay without refund.

Smoking is prohibited inside the accommodations.

In accordance with legal obligations (Schengen Agreement), accommodation of foreign citizens will be reported to the competent authorities. All guests who are not Portuguese nationals must provide the legally required information.
